Frequently Asked Questions

Is Huntsville cheaper than DC/Northern Virginia?

Yes. Overall prices in the DC metro are about 17% higher than in Huntsville (BEA Regional Price Parities, 2024), driven by housing: HUD's FY2027 Fair Market Rent for a 2-bedroom is $2,438 a month in the DC metro against $1,341 in the Huntsville metro. Alabama taxes wages at up to 5%, against Virginia's 5.75% top rate, DC's rates of up to 10.75% and, in Maryland's Montgomery County, about 8% for most incomes (the state's 4.75% plus the county's 3.2%), rising to about 9.7% at the top, but the difference comes mostly from rent and prices. The calculator above puts the three together for your household and income.

How do property taxes work in Alabama?

Alabama taxes an owner-occupied home on 10% of its appraised value. Inside Huntsville city limits in Madison County the 2025 rate is 58 mills (dollars per $1,000 of that assessed value), so the yearly tax before exemptions is about 0.58% of the home's value; in the City of Madison it is 69.5 mills. The median Madison County homeowner paid $1,367 in real estate taxes in 2024, on a median home value of $331,200 (Census ACS 2024).

How does Alabama's homestead exemption work?

If the home is your primary residence, Alabama's homestead exemption takes $4,000 off its assessed value for the state property tax and $2,000 for the county tax. Apply with the Madison County Tax Assessor; owners 65 and older or disabled can get larger exemptions, up to a full exemption.

What taxes does Alabama have?

Alabama taxes income at up to 5% and lets you deduct the federal income tax you pay; the City of Huntsville doesn't list a tax on wages among the taxes it collects. Military retirement pay isn't taxed by Alabama. Alabama has no estate or inheritance tax for deaths since 2005; federal estate tax still applies. Sales tax inside Huntsville (the Madison County part) is 9%: 4% state, 0.5% county and 4.5% city. Since September 1, 2025 the state rate on groceries is 2%, so groceries are taxed at 7%.

How much is homeowners insurance?

Alabama's average premium for a standard homeowners policy (HO-3) was $1,906 in 2023, the 12th highest among the states, against a U.S. average of $1,737 (NAIC, 2023 data). Your quote will depend on the home's age, roof, construction and coverage; flood insurance is separate.

What relocation assistance do Huntsville employers offer?

Many large defense employers offer relocation help for hard-to-fill or senior roles, which can include moving costs, temporary housing, a house-hunting trip or a lump-sum payment. What is offered varies by company and position, so ask the recruiter for the relocation policy in writing before you accept.
